981 Davie will be a 17-storey mass-timber, mixed-use development with 2-storeys of retail units, 15-storeys of affordable housing with 154 rental units, and 3 levels of below-grade parking. The building will also house the new QMUNITY centre, which will support the 2SLGBTQIA+ community. The building will feature indoor and outdoor amenity spaces, including inner courtyards, outdoor children’s play areas, communal seating spaces, and urban agriculture.

 

During pre-construction, Kindred explored prefabricated panelized exterior walls and mass timber construction to bring the housing to market as quickly and economically as possible. This high-performance building embraces Passive House standards and will feature air tightness, passive solar shading, efficient heating and cooling, and heat recovery ventilation.
